Delhi Master Plan 2047: Vertical Growth और High-Rise Developments को मिली मंजूरी

Union Ministry of Housing and Urban Affairs ने गुरुवार, 20 अगस्त 2026 को आधिकारिक तौर पर Master Plan for Delhi 2047 (MPD-2047) को notify कर दिया है, जो vertical urban expansion की तरफ एक बड़ा बदलाव है। 2047 तक राजधानी की 3.2 crore की अनुमानित आबादी को समायोजित करने के लिए डिज़ाइन किए गए इस plan के तहत, 100 floors से अधिक ऊंची buildings के निर्माण की अनुमति दी गई है, जिन्हें "landmark developments" के रूप में categorize किया गया है।

Vertical Development और TOD Policy

नई policy के तहत, city अपने traditional horizontal character से हटकर high-density, mixed-use vertical development को promote करेगी। Transit-Oriented Development (TOD) इस plan का cornerstone है, जो metro corridors, RRTS, railway और high-speed rail stations के 500 meters के दायरे में high-density projects को encourage करता है। इसके लिए Floor Area Ratio (FAR) को rationalize करके बढ़ाया गया है, जो Urban Extension Road-II (UER-II) के पास के corridors के लिए 400 तक और in-situ slum व JJ cluster rehabilitation के लिए 500 तक पहुंच गया है। Parking, utilities, services या incidental storage के लिए इस्तेमाल होने वाले basements को FAR calculations से exclude किया जाएगा।

Sensitive Zones और Mandatory Clearances

height restrictions को ज्यादातर हटा दिया गया है, लेकिन Lutyens' Bungalow Zone, Connaught Place, Civil Lines, airport vicinities, Aravalli ridge, Yamuna floodplains और ASI-protected areas जैसे specific sensitive zones strict height limits के अधीन रहेंगे। इसके अलावा, सभी proposed high-rise projects को fire safety, security, heritage और airport authorities से mandatory clearances लेनी होंगी।
